Terms and Conditions

Bookings - There are a number of payment methods. The full rental cost is payable at the time of booking if done via the website. Alternatively, we can split the payment if you call to discuss dates and costs and a secure payment link will be sent to you. Our payment payment partner is STRIPE. Payment can also be made via a bank transfer to our business bank account, please call to confirm your reservation dates and banking details will be provided to you. Should your desired dates be more than 6 months away a deposit can be made of £200 and the remaining rental cost paid 4 weeks before your check-in. Cheques are not accepted. There is a refundable damage deposit of £900 which will be added to your reservation cost and will be refunded to you 7 days after your departure.

Number of Guests - The maximum number of people entitled to stay at this property is 13 adults and 2 infants up to 18 months old. It will be considered a breach of contract if these numbers are exceeded, or if your party is not as described, and the party will be asked to leave without any refund. Sub-letting or assignation of the let is not permitted. Any guests visiting the property that are not part of your booking must be made aware to us, and no parties outside of your group or people you have informed us about, is not permitted. I'm sorry but we do not accept groups of single men

Cancellation by the Holidaymaker - Cancellation of the booking should be made in writing by email. Cancelations made more than 4 weeks prior to arrival will enable a full refund minus the booking fee of 2.9%, after this time you are liable for the full balance payment.  In the event of a cancellation, we will endeavour to re-let the property and if successful, a refund will be made. It may also be possible for you to change dates and re-book for another time – please enquire by e-mail and a follow up call will be made to you. We do recommend that you take out holiday cancellation insurance.

Covid – 19  Should the government enforce travel restrictions that mean you have to cancel your holiday, a full refund of your deposit or any payment made will be refunded to you, depending upon what has already been paid.  We recommend you take out travel cancelation insurance.

Forced Cancellation - due to the owner being forced to close the property due to Government UK or Scottish Directives/Executive Orders, enforced Travel Bans by the government due to COVID-19 you the guest will be refunded your booking deposit or full payment depending upon what has already been paid.

Cancellation by the Property Owner - In the unlikely event the property becomes unavailable we will issue a full refund. We will only be liable to return the monies received. No compensation or consequential losses shall be paid.

Arrival and Departure Time - Arrival time is from 14:00hrs on the day of arrival. We do ask that the Lodge and the Bothy are both vacated by 12:00hrs on the day of departure. Information about keys and how to collect them will be provided once full payment has been received.

Electric, Gas and Wood - electricity and gas is included in the rental price, as well as dry seasoned hardwood and softwood for the hot tub and the pizza oven, stored under the pizza oven, and a bag of coal for the BBQ, and 1 bag of natural wax firelighters.  If you need more wood just ask and we will leave additional wood in a barrow outside the door. Additional fire lighters or coals are to be purchased by the guest.  Only dry hard wood is used for the pizza oven, and only natural fire lighters for the pizza oven. BBQ coal or kerosene fire lighters should only be used for the BBQ.  If you use these for the pizza oven your pizza will taste of kerosene as will the pizza of future guests.  Should it be discovered that kerosene lighters or BBQ coal has been used in the pizza oven you will not have your damage deposit returned.  We don't want to have to do this so please just ask for more wood and we will happily ensure you get and the fire lighters are readily available from most shops. We want you to enjoy the outdoor cooking facilities. 

NOTE: Wood is supplied for your stay but any extra can be purchased from us at the cost pricer £20 per wheel barrow.

Cleaning - Please ensure that at the end of the holiday the house is left in a clean and tidy condition. Please do not strip the beds.  Although a washer/dryer is supplied please don't wash bed linen or white towels.  If you need more or replacements we will happily supply these to you at no extra cost.  If you stain the linen or towels it is easier for us to deal with.  If you wash the stained item incorrectly the stain won't come out, so please don't be embarrassed, just leave a text or call. Please empty all bins within the property making sure you separate the contents as per instruction upon check-in.  The main bins should also be separated in the same way. Please empty the fridge and freezer leaving no food contents behind.  The kitchen should be left in the same way you found it. Minor breakages are unfortunate but expected so don't worry about a broken glass or cup, just let us know so we know to replace it. Should the property not be left in a similar condition we reserve the right to deduct a cleaning charge from your deposit.

Pets - we are sorry but as the estate is a working deer farm pets are not permitted on the Estate.  The deer are very jumpy and won’t like it. Alick does have his own working collie dogs which are exceptionally trained. 

​

Smoking - is not permitted inside the Lodge and if you do smoke outside the property and throughout the estate please don’t through your cigarette butts on the ground, take then back and put in the bin.

​

Liability - We take no responsibility for the personal possessions, vehicles, sporting equipment and possessions are left entirely at the risk of the holidaymaker. Children must always be supervised.  The ground on Muir Estate is very uneven in places with loose stones and old tree stumps, so when walking about the appropriate walking footwear is advised and wellington boots in the winter and wet months.  We take no responsibility for damage to clothing, footwear or to yourself should trips and slips happen.  You are coming to stay in a rural area of Scotland and should prepare yourselves appropriately.  There is a 4 acre loch that does not have any supporting pontoons or entry points so swimming is not advised and you do so at your own risk. All areas of the estate are accessible except the commercial Christmas itree crop plantations and parks holding the farmed deer, unless accompanied by Alick, which are padlocked. The estate takes no liability for any loss or injury to persons or possessions anywhere on the estate.

 

Breakages - we ask that you make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday. Accidents happen so please report any accidental damage or breakages prior to departure. Please don't hide breakages in the rubbish. We retain the right to make an additional charge for damage and breakages other than minor breakages and reasonable wear and tear. 

 

Miscellaneous - We reserve the right to enter the house, at a reasonable time, in the event of an emergency or remedial repair work being required. We reserve the right to refuse entry to anyone, who in our opinion is not suitable to or capable of taking charge of the property. We also reserve the right to or ask the holidaymaker to leave should their behaviour considered to be unreasonable or is in breach of UK laws. Should this occur your payment and /or security deposit will not be returned.

We have a zero tolerance to any illegal substance abuse.  

 

A breach of any of these T&C's will result in your security/damage deposit being retained.
